摘要

房地产业是中国的支柱产业之一,推动着中国经济快速的增长,房地产业能够健康稳定的发展将对国民经济产生巨大影响,房地产业可以带动一系列相关产业的发展,为社会提供大量就业机会。房地产业是典型的资金密集型产业,有效解决该行业的融资问题是促进其健康发展的重要途径。目前中国房地产企业主要的资金来于银行贷款,其他金融方式如上市融资、信托融资、债券融资以及基金融资等占比例较小,融资结构比较单一。近些年,政府的一系列金融信贷政策,提高了房地产企业贷款的标准,让房地产企业的自有资金比例提高,加上2008年次贷危机诱发的金融危机,使得50％以上的房地产企业面临资金短缺的危机,这就迫使房地产企业必须调整资本结构,去积极寻找新的融资渠道。

本文首先对中国的房地产企业融资进行了简单阐述，接着是简要的说明一些中国房地产企业现有的融资特点和融资模式，然后分析了中国房地产行业的总体融资现状，并且以中国大型房地产企业xxx企业股份有限公司为例分析其融资政策和措施等。进而找出中国房地产企业融资存在的一些问题,并且分析了房地产企业融资问题的原因。最后通过对中国房地产业融资问题进行的分析，提出一些合理可行的解决措施。

As everyone knows the real estate industry is one of pillar industries of China, promoting China 's rapid economic growth, the real estate industry to a healthy and stable development of national economy produces tremendous effect, the real estate industry can drive a series of related industries, to provide the community with a large number of employment opportunities. The real estate industry is a typical capital-intensive industry, effectively solve its financing problem is to promote their healthy development important way. At present, Chinese real estate enterprises mainly financed by bank loans and other financial means, such as financing, trust financing, bond financing, fund financing and other smaller percentage, comparison of the financing structure of a single.
