设计总说明

1.项目可研的目的

该项目名为熙河湾住宅小区项目，位于四川省达州西外繁华城市中心凤凰大道西行100米处（凤凰大酒店旁），两大城市主干道凤凰大道和金龙大道交汇，西外是达州三大开发新区之一，达州开发新区主要有西外、南外和北外。由于西外新区拥有目前达州城市发展众多的优势资源，如：教育资源优越、医疗服务先进、交通条件方便、生活资源丰富，商业发展带动住房发展，随着大型的商业卖场都集中在，片区发展迅速，但缺少高新区配套住宅小区。

因此本报告主要是对达州熙河湾住宅项目在技术上、经济上进行初步可行性研究，分析其在技术上、经济上是否可行，为投资者初始决策提供判断依据。通过对项目建设初步方案及规划设计、资源条件、项目寿命期内现金流测算以及进行财务评价等对本项目拟建地块市场价值进行准确、合理的评估，最终提出项目研究结论以及优化方案。

3.本报告的编制说明

本报告是开发商进行投资决策、项目规划、实施、评估的依据性文件。进行相关数据分析前应深入市场调查，收集各方面资料，做出有依据的相关分析及评价。在编制过程中秉持科学、客观、公正的态度得出科学严谨的结论以及合理的建议。

4.工程概况

熙河湾位于达州市通川区西外的重要住宅小区项目。西外新区是达州未来城市的政治、经济、文化中心，是三大城市新区中最重要的一个，随着大型的商业卖场都集中在西外新区发展，熙河湾项目是满足达州人民对高新区配套住宅小区的需求，同时方便当地居民的生活与工作，本项目也是响应达州政府对西外开发的政策号召。

5.主要技术经济指标

通过对项目所在地的市场分析，将项目产品定位为高档的商业住宅区。建筑为多

层、高层混合形式。并初步确定主要技术指标如下： （1）总用地面积：39899平方米 （2）总建筑面积：110298平方米

（3）容积率：2.76 （4）绿化率：35.2% （5）建筑密度：16.79%

General information

1. The purpose of the project feasibility study

The project called hee bend residential project, located in Sichuan Province, West bustling city center Phoenix Avenue westbound 100 meters at (Phoenix Hotel next to), two urban trunk road Phoenix Avenue and Jinlong Road intersection, West is up to the state and development of the three one district, Dazhou development area mainly in the west, South and North Bund. Due to the West District have the Dazhou city the development of numerous advantages of resources, such as: superior educational resources and advanced medical services, convenient traffic conditions and living resources rich, commercial development driven housing development, with large commercial shopping centers are concentrated in that area development rapidly, but the lack of supporting high-tech zone residential area.

So this report is mainly to reach state hee bend residential project in technology and economy to carry out a preliminary feasibility study, analysis the technical and economic feasibility, provide basis for judging the initial decision of the investors. Through the primary scheme of construction project planning and design, resource conditions, in the life of the project cash flow estimates and financial evaluation for the proposed plots the market value of the project are accurate and reasonable evaluation, and finally puts forward project, the conclusion of the study and optimization scheme.
