摘要:物流业的发展已成为国民经济的新的增长源泉。而物流成本

的居高不下也成为制约GDP增长的重要因素之一。合理的物流园区规划和建设有降低城市物流成本、转变经济发展模式、优化城市功能布局,推动产业发展的作用。物流的改进是促进宏观和微观经济发展的重要动力源泉。我国一些大中型城市已经在此方面做了大规模投入,

但是有关物流园区合理规划的理论还不完善,一些地区的实践发展并不理想。

本文分为五个章节展开讨论,首先对现代物流园区的特征、园区的规划的影响因素和规划原则做了简要介绍,然后就国内外物流园区的发展现状做了基本分析。接着以前文为基础,对南京目前物流园区的发展现状和存在问题做了分析,最后给出了一些可行的对策和建议。

Research on the development status and problems of modern logistics park in Nanjing

Abstract: Modern logistics has become a new growth po

int of the national economy. High logistics costs and unreasonable logistics park planning and construction has become a one of the important factors restrict the development of the national economy. Reasonable logistics park planning and construction can reduce the cost of city logistics, change the mode of economic development, optimize the layout of urban functions and promote the role of industry development. The improvement of logistics is an important source of power of the macro and micro economic development. Some of China's large and medium-sized cities has made the large-scale investment, but the theory of rational planning of the

logistics park is not perfect, and some areas of practice development is not ideal too.

This paper is divided into five chapters to launch the discussion. The first section briefly describes the characteristics of modern logistics park,and the factors and principles of the park planning. The second section basic analysis on the development of logistics parks at home and abroad. And then based on the paper before, analyzed the present situation of the development of logistics park in Nanjing and existing problems. In the end, this paper gives some feasible countermeasures and suggestions.

1现代物流园区基本概述

1.1现代物流园区概念

物流园区起源于日本,并且在世界各国飞速发展。物流园区的合理建设和规划促进了国民经济的宏观和微观发展关于物流园区的概念,对于物流园区的概念,不同的学者、部门给出了不尽相同的理解和解释,这其中,国家标准《物流术语》中关于物流园区的解释是:\物流园区(logistics-park)是为了实现物流设施集约化和物流运作共同化,或者出于城市物流设施空间布局合理化的目的而在城市周边等各区域,集中建设的物流设施群与众多物流业者在地域上的物理集结地。\由此

可见,物流园区是园区内的物流企业共同利用园区内的基础设施,优劣互补、信息共享从而达到有效利用资源,最终能够达到降低社会物流成本,提高社会整体收益的目的。
